  • Simultaneous farm land sale and purchase worth £6million Our Commercial Property team acted for a farming client on the simultaneous sale of farm land and purchase of separate farm land, including a loan relating to part of the purchase. The combined sale and purchase price was circa £6million. The sale and purchase were related to other sales for the parties, which all needed to tie in together. We were therefore liaising with several different sets of solicitors and agents to ensure that all the transactions completed simultaneously and in line with our client’s timescales.
  • Promotion agreement for residential development of greenbelt land worth in excess of £4million We acted for landowners in relation to a promotion agreement for the potential residential development of eight acres of greenbelt land for a potential price in excess of £4million. The agreement contained unusual provisions allowing the landowner to market and potentially sell adjoining land and the promotion land during the promotion period and included a right of pre-emption allowing the developer to buy the land if the owners received an offer from a third party. This gave our client maximum flexibility during what might be a long promotion period.
  • Sale of £4million property portfolio for supported living provider Our commercial property lawyers acted for a supported living provider on the sale of a small portfolio of properties to a large social housing provider for a sale price of over £4million with completion of the sale being conditional upon substantial works being undertaken by the seller. We worked with our Company and Commercial team who negotiated a service level agreement with the buyer under which the seller will continue to provide supported living services to the buyer.  The successful conclusion of the deal will form the framework of future transactions between the buyer and the seller and will be the foundation of their future business relationship.
